"Bob Martz did a phenomenal job marketing and selling our home in Scottsdale. Due to the current market, there are a lot of options for buyers to consider. Often, buyers are looking at 20+ homes before making an offer. We heard many different reasons not to purchase our home ranging from “back yard too big” to “no room for wine storage.” The biggest obstacle was “road noise.” Our home backed to a cross street with a moderate amount of traffic. Bob must have shown the home 30+ times over the 8 months that we were on the market. He also held several open houses. He worked tirelessly. He was continually upbeat. Even when we were considering taking the house off the market, he would always tell us the right buyer would present itself. He was correct. Bob doesn’t cut any corners on marketing. Professional photos were taken, and a virtual tour was available online. He presented the house at its best, leaving little to chance. The images and video attracted people to come and view the home. Given how many prospective buyers need to see a house before making a purchase, the investments he made in marketing certainly paid off in getting the home moved in a timely manner. When we initially considered listing the house, we spoke to a broker we knew from a previous transaction. We requested their perspective on price and timing. They did the analysis and came back with a proposal that included a suggest asking price. They had plenty of supporting materials to back it, but we just felt it was too low. Bob Martz did a similar analysis and came back with a suggested price that was higher based on the research that he prepared. It was a better number. He also told us that he could deliver. Well, he did. We sold our house for nearly $100k higher than the other broker would have priced the listing. The lesson is that a homeowner can be “sold” by a broker presenting facts into listing at a lower price. The agent gets a quick sale, but the seller ultimately pays for it. After the inspection, the buyers asked for several things to be handled. Bob’s office coordinated all the contractor quotes and scheduled the appointments. When it came down to little items that needed to be negotiated, Bob always knew how to approach it. Looking back on it, we see the value in having a full-service broker.
